I found my dream villa. It is still free?
Check on the homes booking calendar. For short-term inquiries (30 days before arrival) and partner villas write us an email to boss@floridafirstclassvillas.com or a WhatsApp to +1 (239) 234-9863. We will respond within 24 hours.

Are there any additional costs?

The used electric for all new reservation from  6/23/2021 is included in the total rental amount.  Excessive over usage will be charged with US$ 0,15 /kwh (or other agreement in your confirmation) and have to be paid during check-out.

For the sake of the environment, we ask you to try to not leave doors open during the day. Air Conditioning is a closed system and requires significantly more power when doors are open throughout the day. Also running ceiling fans can raise your electricity usage excessively. Thank you for your help.

In our pet friendly homes pet fees may apply. Please check your confirmation.

How do I book?
For a booking, please fill out our online booking formula with all requested dates. You will then receive an E-mail confirming the booking with all further details. With the deposit the reservation is confirmed. So, you do not to provide any further signatures.

Who is the care provider?
The rental agreement is concluded directly between the tenant and the owner. To simplify communication provides FLORIDA FIRST CLASS VILLAS and helps with any problems – 24 hours 7 days.

When is the deposit due?
Upon booking, a deposit of 20 to 30% of the net rental price must be paid (depending on the home). This payment must be made within 3 days of receiving the booking confirmation. Only after confirmation of your payment is the reservation considered “confirmed”. For short-term bookings (less than 30 days before date of arrival), the total gross rental price must be paid within 3 days.

When is the final payment due?
The balance must be paid 30 days before arrival.

How much is the deposit?
There is no deposit asked. Each single guest is required to purchased a damage waiver insurance for $79 per stay. Damages up to $3000 are covered through the insurance.

Is a travel cancellation insurance useful?
The conclusion of a travel cancellation insurance is recommended. This will protect you if you have to cancel the booking for unexpectedly reasons.

What happens in case of cancellation on my part?
All cancellations must be in writing. Cancellation more than 90 days prior to arrival: amount paid already.  Cancellation between 90 to 61 days prior to arrival: 50% of the total price. Cancellation between 60 to 31 days prior to arrival: 80% of the total price. Cancellation with less than 30 days prior to arrival: 100% of the total price. The remaining payment is due 30 days prior to arrival. The cancellation costs will be reduced, should FFCV be able to rent out to another guest for a similar duration. Should the owner of the property or Florida First Class Villas LLC cancel the contract, the deposit or full payment (if already paid) will be refunded within 14 days. We recommend purchase of a trip cancellation insurance.

What happens if the booked villa is sold in the meantime?
We will send you a notification as soon as possible as well as alternative suggestions for beautiful Villas. If any of the suggestions does not appeal to you, you have the option of a free cancellation. Payments made will be refunded immediately.

What happens if the villa is no longer available despite the booking?
The owners will make the Villa fully available for the period booked by you. For the extremely unlikely event that an object is no longer available you will receive alternative suggestions from us. If you do not want to accept this offer, you can choose a free cancellation. In this case, we will refund you the payments made within latest 14 days.

When and how can we go into the Villa?
On your arrival day, the Villa is available from 4PM and everything is prepared for you. We welcome you personally in your dream Villa. If you have booked a transfer through us, you do not need to do anything else. Your chauffeur informs us about your arrival time. If you arrive by car, please let us know via text message +1 (239) 234-9863 about 1 hour before your arrival.

Is there a Check-In?
Upon your arrival, one of our English, Spanish, Dutch or German speaking staff will do the Check In procedure with you. You will be told everything worth knowing in the Villa. If you have further questions, the FLORIDA FIRST CLASS VILLAS  team will be happy to assist you .

When will be the Check-Out?
On your departure day, you need to vacate the Villa latest 10 AM. However, please arrange the exact time of the Check-Out while the Check-In directly with our staff.

Will be there Internet?
In the Villa there is free Wi-Fi available. Please inform us immediately about possible service failures on the part of the provider, so that we can take care of it as soon as possible.

What do I do when I have problems?
Call us +1 239 234 9863. If you have any problems during your stay, they must be reported directly to the Property Manager and FLORIDA FIRST CLASS VILLAS LLC. Complaints that are not reported during the stay can not be considered later. As the Villas are located in private residential areas, we expressly point out that neither FLORIDA FIRST CLASS VILLAS LLC nor the Owner has any influence on construction sites and construction work and any resulting noise in the vicinity of the Villa. These are expressly and unconditionally accepted by the lessee upon conclusion of the rental agreement, and do not entitle to any legal claim for a price adjustment, rent reduction or other deductions.

Can I rebook the house?
The lease is concluded between the customer and the owner. Since a change to another house is also a different owner, a free transfer is not possible. If you still want to change the house, it is a new booking. The original reservation will be charged the cancellation fee stated in the booking confirmation.
